Major water damage can happen, and has happened, without turning structures into total losses. Here is one example:

One client came home from a work trip to find a stream of water pouring down the stairs from a bathroom to the first floor. Water damage had delaminated the stairs, soaked through the floor and subflooring, and had destroyed drywall and insulation. There was mold damage on the tiles, the bathroom walls, and the upstairs flooring and downstairs ceiling. We removed the standing water and the moisture from the structure and mitigated the mold damage, removing all visible colonies from the HVAC as well as from the exterior. Our team cleaned and disinfected both floors of the home. We replaced the sheetrock, the drywall, and the flooring (only where necessary). We replaced the trim and repainted the damaged areas. We also checked for damage to the wiring and advised the homeowner to work with an electrician.
